Brad Case, senior vice president for research and industry information at NAREIT, described January as a “moderately positive” month in which investors focused on growth stocks and non-U.S. stocks. REITs “were not the hot part of the market,” he said. Case agreed that investors are weighing what the leadership change in Washington, D.C. means for the macroeconomic outlook. “Investors seem to be optimistic that it will increase earnings throughout the economy,” Case said. Meanwhile, Lewis commented that interest rates “have almost taken a bit of a back seat” to supply-and-demand issues and questions about the economic outlook. “That’s probably right because in the end, the bigger driver is the fundamentals,” Lewis said. The current interest rate environment has created a positive situation for REITs, according to Case. He noted that the average dividend yield for Equity REITs at the end of January was 3.95 percent, while average dividend yields for Mortgage REITs were greater than 10 percent. Case stressed that current REIT yield spreads with U.S. Treasuries are “in a very bullish part of the range.” He said that suggests returns in the next several years could be “well into the double-digit range.” Turning to particular property segments, Case noted that timber REITs were the strongest performers during January with total returns of 3.7 percent. Although industrial REITs lost ground in January, with returns falling 6.5 percent, Case pointed out that they’ve still outperformed the broad stock market over one-year and three-year time periods. Do you read newspapers every day? If you do, then you will know a lot of articles on how alcoholic drinks negatively affect our lives. According to WHO, in Vietnam, alcohol contributes to 70% of domestic abuse, while 71% of male death caused by cirrhosis is related to alcoholic consumption. The most recent report from Ministry of Health states that, on a sample of 500 traffic accident victims, 34% of them have high blood ethanol concentration. Do these numbers scare you? Yet, Vietnam is among the top beer consuming markets in Southeast Asia. What can we do to change this situation? We realize that drinking habits cannot be changed quickly or suddenly. Therefore, the idea is to replace normal beer with low-proof ones. Why? While still able to preserve the taste of beer, this drink has much lower effect to health, as most of the alcohol is removed. Drinkers will no longer suffer from consequences such as family abuse or traffic accidents. Our target customers will consist of male workers who have high rates of addicts. The production process is nearly the same as producing normal beer. We start with barley grains and end with normal beer. Instead of bottling and aging right away, to make low-proof beer, the normal beer will be heated again at as low as 50 degree celcius for the alcohol to evaporate but still keep as much flavor as possible. Then the beer is bottled and ready for distribution. This product will be promoted on various media channels. There will be ads on TV, on buses, etc. We will launch sample booths at supermarkets for indirect consumers like the housewives. We will also place ads on different online newspapers to reach even more potential customers. After gaining market share from bottled low-proof beer, we want to continue expanding the product line to fruit-flavored low-proof beer to reach other type of consumers. A low-proof beer club can also be a next step when the product is generally accepted by consumers.

It started decades ago as many industries wound up—manufacturing in particular—off-shoring jobs to take advantage of lower labor rates in other countries. And so we lost manufacturing jobs in this country due to globalization. But the other part of globalization is increasingly the S&P 500, the 500 largest companies domiciled in the United States, are increasingly finding a larger share of their revenues and profits are coming from outside the United States. And the other part is our trade relationships, the nature of them, are changing due to globalization. I’ll take Mexico as an example. Right now, of the imports to the U.S. from Mexico, 40 percent of those imports is U.S. content. So what is that about? It means these are not just trade relationships. These are integrated supply chains and logistics that, in our judgment at the Dallas Fed, are making the U.S. more competitive, likely actually adding jobs in the United States and keeping those jobs from going elsewhere, most likely to Asia. The last part of globalization that we have to—a couple of more parts I’ll talk about is China is much bigger today than it was 10 years ago and 20 years ago, and I mean much bigger as a percentage of global GDP. China has been growing at much higher rates consistently than almost any other country in the world except for maybe India. It means they are a larger percentage of global GDP and they’re a much larger percentage of global GDP growth. Okay, what’s the impact of that? They have been—in order to get that growth, and they’ve been growing recently, about 6.5 percent. Unfortunately in order to achieve that growth they’ve been growing debt to GDP. In other words they have been leveraging in various sectors to either build infrastructure or to build capacity in many state-owned enterprises. The impact of that is they’ve got dramatic overcapacity in a number of their industries which creates global overcapacity. And so China bears watching. The world is going to have to get accustomed to lower levels of growth from China and also because of currency outflows. That has the potential, because the world is much more financially integrated, currency outflows in China, which is what happened in the first quarter of 2016, have the potential to create ripple effects and spillovers throughout the world and this happened in the first quarter of 2016 where we saw financial turmoil in China translate into rapidly tightening financial conditions globally. So those are a number of elements of globalization. What’s the point of it all? The point of it all is: you have to think about the economy in a much more global way. Globalization is likely putting downward pressure on prices because we have more overcapacity. And also our trading relationships have to be thought about differently because, particularly in this hemisphere, it’s actually helping U.S. companies become more globally competitive and therefore is likely growing jobs in the United States. So as a central banker, it’s no longer an option in thinking about U.S. monetary policy to think just about the United States. I have to understand economic conditions around the world and the inner relationships between economies and financial markets around the world because the ripple effects, the spillovers, are much more likely to happen.

HENGILL, ICELAND — Researchers are hailing a potential game-changer for climate change after successfully converting carbon to rock at a geothermal power plant in Iceland. The project could help to reduce global warming by burying the waste CO2 produced from burning fossil fuels, the Guardian reported. Scientists at the Hellisheidi geothermal power plant converted carbon dioxide into the volcanic rock basalt, according to a study published in the journal Science. The researchers pumped 230 tons of CO2 into rock 500 meters underground, dissolving the gas in water to prevent it from escaping. More than 95 percent of the gas turned to stone within two years, speeding up a natural process that takes hundreds or thousands of years, the Guardian reported. A potential problem for the technique is that it requires 25 tons of water for every ton of buried CO2. However, researchers said seawater can be used, which is abundant at coastal sites, the Guardian reported. 2017 Audi A4/A5 g-tron Pow­er­train. Audi is gradually expanding the range of its g-tron models: the A3 Sportback g-tron will be joined in early summer 2017 by the A4 Avant g-tron and the A5 Sportback g-tron. Used as fuel in the models, the climate-neutral Audi e-gas absorbs exactly the same amount of CO2 as that emitted by the car. The A4 Avant g-tron is simultaneously sporty, efficient and extremely economical. The engine is based on the new 2.0 TFSI featuring an advanced, highly efficient combustion process developed by Audi. The turbocharged power plant produces 125 kW (170 hp). Maximum torque of 270 Nm (199.1 lb-ft) is available at approx. 1,650 rpm. The pistons and valves have been specially modified for gas operation and allow for an optimal compression ratio. An electronic controller reduces the high pressure of the compressed natural gas (CNG) flowing from the tank from as much as 200 bar to a working pressure of 5 to 10 bar in the engine. This pressure control function is performed dynamically and precisely in response to the power requested by the driver. The correct pressure is always present in the gas line and at the injector valves – low pressure for efficient driving in the lower speed range, and higher pressure for more power and torque. In the New European Driving Cycle (NEDC), the Audi A4 Avant g-tron with S tronic uses just 3.8 kilograms of CNG per 100 kilometers (8.4 lb per 62.1 mi) – that equates to fuel costs of only about four euros (as of: March 2017). CO2 emissions are about 100 grams per km (160.9 g/mi). In gasoline operation, the bi-fuel A4 Avant uses 5.4 liters per 100 kilometers (43.6 US mpg) and 124 grams of CO2 per kilometer (199.6 g/mi). The tank capacity of 19 kilograms (41.9 lb) of gas allows for a range of up to 500 kilometers (310.7 mi) in the NEDC. When the amount of gas remaining drops below approx. 0.6 kilograms (1.3 lb) – analogous to a residual pressure of 10 bar – the control unit switches to gasoline operation. The bi-fuel A4 Avant g-tron can cover up to 450 additional kilometers (279.6 mi) in this mode. The potential overall range is comparable to that of a car with a TDI engine. Nor does driving enjoyment draw the short straw. In conjunction with the manual six-speed transmission, the A4 Avant g-tron accelerates from a standstill to 100 km/h (62.1 mph) in just 8.5 seconds. Its top speed is 223 km/h (138.6 mph). The filler necks for gas and gasoline are located under a common tank flap. After refueling, and whenever it is very cold, the engine is started with gasoline initially, then switched over to natural gas operation as quickly as possible. Two displays in the instrument cluster keep the driver up-to-date on the fill levels of the tanks. The driver information system shows the fuel consumption in the active operating mode. Audi installs the four cylindrical CNG tanks as a compact module in the rear end of the Avant. They are optimized for the available space, and each is specifically sized. Sheet steel shells with tensioning straps hold the cylinders and protect them against damage, such as curbs. The complete CNG tank module, which also includes the 25 liter (6.6 US gal) gasoline tank, is fitted during production of the A4 Avant. The spare wheel well has been eliminated. The battery also moves from the luggage compartment to the engine compartment. The loading floor is level with the loading lip, thus offering a full-fledged luggage compartment. The CNG tanks with an operating pressure of 200 bar at 15 degrees Celsius follow the Audi lightweight construction philosophy. Thanks to their innovative layout, they weigh 56 percent less than comparable steel cylinders. Their inner layer is a gas-tight matrix of polyamide. The second layer, a composite winding of carbon fiber-reinforced polymer (CFRP) and glass fiber-reinforced polymer (GFRP), provides for maximum strength. The third layer is pure GFRP and serves primarily as a visual inspection aid, turning milky white where damaged. Before being installed in a car, each tank is tested at 300 bar during production. The actual bursting pressure is much higher still and far exceeds the legal requirements. The A4 Avant g-tron is especially eco-friendly when running on Audi e-gas. This is the first virtually CO2-neutral long-distance mobility the company has offered. Audi and its partners produce the fuel using renewable energies, water and CO2 or from waste materials like straw and plant clippings. Among other things, the brand produces e-gas in its own power-to-gas plant in Werlte, located in Lower Saxony. The process: Three electrolyzers powered primarily by surplus green electricity split water into oxygen and hydrogen. In the subsequent methanation process, the hydrogen reacts with CO₂. The result: synthetic methane – Audi e-gas – is created. This is fed into the European gas grid and compensates for the volume of natural gas used by the g-tron model in the New European Driving Cycle (NEDC).
