Michael Lewis, director of REIT equity research at SunTrust Robinson Humphrey, said investors are eager to learn more about a number of policy issues under the new Trump administration, including possible changes to tax policy and financial services regulation and spending on infrastructure and defense. Brad Case, senior vice president for research and industry information at NAREIT, described January as a “moderately positive” month in which investors focused on growth stocks and non-U.S. stocks. REITs “were not the hot part of the market,” he said. Case agreed that investors are weighing what the leadership change in Washington, D.C. means for the macroeconomic outlook. “Investors seem to be optimistic that it will increase earnings throughout the economy,” Case said. Meanwhile, Lewis commented that interest rates “have almost taken a bit of a back seat” to supply-and-demand issues and questions about the economic outlook. “That’s probably right because in the end, the bigger driver is the fundamentals,” Lewis said. The current interest rate environment has created a positive situation for REITs, according to Case. He noted that the average dividend yield for Equity REITs at the end of January was 3.95 percent, while average dividend yields for Mortgage REITs were greater than 10 percent. Case stressed that current REIT yield spreads with U.S. Treasuries are “in a very bullish part of the range.” He said that suggests returns in the next several years could be “well into the double-digit range.” Turning to particular property segments, Case noted that timber REITs were the strongest performers during January with total returns of 3.7 percent. Although industrial REITs lost ground in January, with returns falling 6.5 percent, Case pointed out that they’ve still outperformed the broad stock market over one-year and three-year time periods. Drinkers will no longer suffer from consequences such as family abuse or traffic accidents. Our target customers will consist of male workers who have high rates of addicts. The production process is nearly the same as producing normal beer. We start with barley grains and end with normal beer. Instead of bottling and aging right away, to make low-proof beer, the normal beer will be heated again at as low as 50 degree celcius for the alcohol to evaporate but still keep as much flavor as possible. Then the beer is bottled and ready for distribution. This product will be promoted on various media channels. There will be ads on TV, on buses, etc. We will launch sample booths at supermarkets for indirect consumers like the housewives. We will also place ads on different online newspapers to reach even more potential customers. After gaining market share from bottled low-proof beer, we want to continue expanding the product line to fruit-flavored low-proof beer to reach other type of consumers. A low-proof beer club can also be a next step when the product is generally accepted by consumers.

Scientists at the Hellisheidi geothermal power plant converted carbon dioxide into the volcanic rock basalt, according to a study published in the journal Science. The researchers pumped 230 tons of CO2 into rock 500 meters underground, dissolving the gas in water to prevent it from escaping. More than 95 percent of the gas turned to stone within two years, speeding up a natural process that takes hundreds or thousands of years, the Guardian reported. A potential problem for the technique is that it requires 25 tons of water for every ton of buried CO2. However, researchers said seawater can be used, which is abundant at coastal sites, the Guardian reported. It started decades ago as many industries wound up—manufacturing in particular—off-shoring jobs to take advantage of lower labor rates in other countries. And so we lost manufacturing jobs in this country due to globalization. But the other part of globalization is increasingly the S&P 500, the 500 largest companies domiciled in the United States, are increasingly finding a larger share of their revenues and profits are coming from outside the United States. And the other part is our trade relationships, the nature of them, are changing due to globalization. I’ll take Mexico as an example. Right now, of the imports to the U.S. from Mexico, 40 percent of those imports is U.S. content. So what is that about? It means these are not just trade relationships. These are integrated supply chains and logistics that, in our judgment at the Dallas Fed, are making the U.S. more competitive, likely actually adding jobs in the United States and keeping those jobs from going elsewhere, most likely to Asia. The last part of globalization that we have to—a couple of more parts I’ll talk about is China is much bigger today than it was 10 years ago and 20 years ago, and I mean much bigger as a percentage of global GDP. China has been growing at much higher rates consistently than almost any other country in the world except for maybe India. It means they are a larger percentage of global GDP and they’re a much larger percentage of global GDP growth. Okay, what’s the impact of that? They have been—in order to get that growth, and they’ve been growing recently, about 6.5 percent. Unfortunately in order to achieve that growth they’ve been growing debt to GDP. In other words they have been leveraging in various sectors to either build infrastructure or to build capacity in many state-owned enterprises. The impact of that is they’ve got dramatic overcapacity in a number of their industries which creates global overcapacity. And so China bears watching. The world is going to have to get accustomed to lower levels of growth from China and also because of currency outflows. That has the potential, because the world is much more financially integrated, currency outflows in China, which is what happened in the first quarter of 2016, have the potential to create ripple effects and spillovers throughout the world and this happened in the first quarter of 2016 where we saw financial turmoil in China translate into rapidly tightening financial conditions globally. So those are a number of elements of globalization. What’s the point of it all? The point of it all is: you have to think about the economy in a much more global way. Globalization is likely putting downward pressure on prices because we have more overcapacity. And also our trading relationships have to be thought about differently because, particularly in this hemisphere, it’s actually helping U.S. companies become more globally competitive and therefore is likely growing jobs in the United States. So as a central banker, it’s no longer an option in thinking about U.S. monetary policy to think just about the United States. I have to understand economic conditions around the world and the inner relationships between economies and financial markets around the world because the ripple effects, the spillovers, are much more likely to happen.

WASHINGTON -- Astronomers say they have for the first time spotted a planet beyond our own in what is sometimes called the Goldilocks zone for life: Not too hot, not too cold. Juuuust right. Not too far from its star, not too close. So it could contain liquid water. The planet itself is neither too big nor too small for the proper surface, gravity and atmosphere. It's just right. Just like Earth. "This really is the first Goldilocks planet," said co-discoverer R. Paul Butler of the Carnegie Institution of Washington. The new planet sits smack in the middle of what astronomers refer to as the habitable zone, unlike any of the nearly 500 other planets astronomers have found outside our solar system. And it is in our galactic neighborhood, suggesting that plenty of Earth-like planets circle other stars. Finding a planet that could potentially support life is a major step toward answering the timeless question: Are we alone? Scientists have jumped the gun before on proclaiming that planets outside our solar system were habitable only to have them turn out to be not quite so conducive to life. But this one is so clearly in the right zone that five outside astronomers told The Associated Press it seems to be the real thing. "This is the first one I'm truly excited about," said Penn State University's Jim Kasting. He said this planet is a "pretty prime candidate" for harboring life. Life on other planets doesn't mean E.T. Even a simple single-cell bacteria or the equivalent of shower mold would shake perceptions about the uniqueness of life on Earth. But there are still many unanswered questions about this strange planet. It is about three times the mass of Earth, slightly larger in width and much closer to its star — 14 million miles away versus 93 million. It's so close to its version of the sun that it orbits every 37 days. And it doesn't rotate much, so one side is almost always bright, the other dark. Temperatures can be as hot as 160 degrees or as frigid as 25 degrees below zero, but in between — in the land of constant sunrise — it would be "shirt-sleeve weather," said co-discoverer Steven Vogt of the University of California at Santa Cruz. It's unknown whether water actually exists on the planet, and what kind of atmosphere it has. But because conditions are ideal for liquid water, and because there always seems to be life on Earth where there is water, Vogt believes "that chances for life on this planet are 100 percent." The astronomers' findings are being published in Astrophysical Journal and were announced by the National Science Foundation on Wednesday. The planet circles a star called Gliese 581. It's about 120 trillion miles away, so it would take several generations for a spaceship to get there. It may seem like a long distance, but in the scheme of the vast universe, this planet is "like right in our face, right next door to us," Vogt said in an interview. That close proximity and the way it was found so early in astronomers' search for habitable planets hints to scientists that planets like Earth are probably not that rare. Vogt and Butler ran some calculations, with giant fudge factors built in, and figured that as much as one out of five to 10 stars in the universe have planets that are Earth-sized and in the habitable zone. With an estimated 200 billion stars in the universe, that means maybe 40 billion planets that have the potential for life, Vogt said. However, Ohio State University's Scott Gaudi cautioned that is too speculative about how common these planets are. Vogt and Butler used ground-based telescopes to track the star's precise movements over 11 years and watch for wobbles that indicate planets are circling it. The newly discovered planet is actually the sixth found circling Gliese 581. Two looked promising for habitability for a while, another turned out to be too hot and the fifth is likely too cold. This sixth one bracketed right in the sweet spot in between, Vogt said. With the star designated "a," its sixth planet is called Gliese 581g. "It's not a very interesting name and it's a beautiful planet," Vogt said. Unofficially, he's named it after his wife: "I call it Zarmina's World." The star Gliese 581 is a dwarf, about one-third the strength of our sun. Because of that, it can't be seen without a telescope from Earth, although it is in the Libra constellation, Vogt said. But if you were standing on this new planet, you could easily see our sun, Butler said. The low-energy dwarf star will live on for billions of years, much longer than our sun, he said. And that just increases the likelihood of life developing on the planet, the discoverers said. "It's pretty hard to stop life once you give it the right conditions," Vogt said.

In addition to the process enhancement solutions, Associated recommended Fleet Management to further improve their truck and operator performance. The fleet is now equipped with the industry's most advanced fleet optimization tool, Raymond's iWarehouse. This system allows Cequent to operate with greater effectiveness and cost efficiency by providing them with real time visibility to numerous data points. They can now evaluate and immediately act upon information that directly results in operational and bottom line improvements. Given Cequent's focus on sustainability, they also choose to employ opportunity charging for lift truck batteries, replacing a former battery changing system. "Certainly in any warehouse operation, battery changing and charging is a big concern. You have the safety concern of maintaining a battery room, of potential spills, of potential dropping the battery, of damaging a battery coming in and out of a piece of equipment, and just the floor space that a battery room ties up. Plus the cost of the batteries. So, with using the opportunity charging, every truck has one battery in it, we charge at lunchtimes and we charge between shifts, but we've not had to change a battery here since early 2010", said Ron. Another major solution provided by Associated was an extendable conveying system that allowed Cequent to save additional labor costs by improving the efficiency in the unloading of import containers in receiving. Ron said, "The Associated engineering team put together a powered receiving conveyor solution for us that we installed this year and we've noticed about a thirty percent decrease in unloading time, both in labor and time in the door for hand unloading a container."
